Pre-Purchase Counseling
Our pre-purchase counseling is conducted using the HUD guidelines, using the "Keys to Home Ownership" workbook produced by Fannie Mae.
During the session you and your counselor will:
- Complete a budget and credit analysis to determine your affordability to borrow
- Discuss the advantages and disadvantages of homeownership
- Review the cost involved and the available cash needed for down payment and closing costs
- Review debt to income ratios
- Review the types of mortgages available, including financial assistance through First Time Homebuyers programs
- Determine if you are ready for homeownership
- Develop an action plan
- Review the importance of a home inspection and how to use as a negotiating tool
- Provide continued education and follow up with client until closing
